HUD-1 RESPA Settlement Statement form

The first screen displayed from the Main Menu is the HUD-1 Front.  This contains the Seller, Borrower/Buyer,  Lender and Settlement Agent information.  The fields on a particular screen are accessed by clicking on the TABS at the top.  The command buttons at the bottom are active when visible or viewable.

This displays the 100 Lines for Gross Amount Due from Borrower and 400 Lines for Gross Amount Due to Seller.  The screen at left is in the View Mode.  Those fields with the white background are editable.  Those with the light tan background are read only status.  The amounts displayed are entered via other screens or transferred from other fields.  The square the contains the 'C' for Lines 106 through 112 displays the Tax Proration Calculation when clicked as displayed in the following view.

The Tax Proration Calculation prompts for Starting and Ending dates and the annual tax.  Entering an amount in the Total Tax field will override any calculation.

This section records amounts paid to the Borrower's side and reductions in the amount due the Seller.

The Lines 210-303 / Lines 510-603 TAB displays the fields for Unpaid Item Adjustments for Borrower and Seller.

The bottom displays the CASH due to or from Borrower and Seller at Settlement.

Lines 210 through 216 and Lines 513 to 516 are entered on the Tax Proration pop-up displayed to the left.  This has the option of being a straight date calculation or strictly text.

You can list Escrow payments on the form to the left.  This is for display purposes and appears at the bottom of the HUD-1 front page.

The Preference TAB is used to select a Lender and Settlement Agent if the names are on file or they can be added. 

You can select the number of days in a year for the Tax Proration calculation.  This may be different for the Line 901 calculation on Page 2 and a selection is to be made for the item.
